Preparing for your Asphalt Maintenance Project

What you should know and do to prepare for the start of your project:

 

  • Remove anything fragile (yard ornaments, etc.) that are in close proximity to your driveway/parking lot or the Madison asphalt areas in which we will be working in and around.
     
  • Remove all vehicles, bikes, etc. from the driveway/parking lot. 
     
  • Be sure we have the proper name(s) and phone number(s) of the individual we are to be working and scheduling the asphalt project with.
     
  • We recommend applying an herbicide to areas of your driveway or parking lot that currently have vegetation showing at least 5-7 days prior to our arrival, or at the time you've accepted your contract with us.
     
  • If you have tenants to notify, please post notice to them as soon as possible indicating the dates they should not park on the parking lot, and then the date in which they can resume parking. 
     
  • Customers with any kind of tree cover around their driveway or parking lot. Please know that tree covered and shaded areas of your driveway/parking lot delay drying time of the asphalt sealer in these areas. Tree covered or shaded areas will need longer than usual drying time. These types of job are generally scheduled on the warmest and sunniest days to help promote drying time.
     
  • Also, trees, vegetation, shrubbery, grass near your driveway or parking lot do create an invisible/visible residue on the asphalt surface that is impossible to remove and causes asphalt sealer to not properly adhere. This is something we do not warranty. 
     
  • Tie back all shrubbery and vegetation off your driveway or parking lot before we arrive to begin your asphalt project. 
     
  • If your driveway or parking lot is dirty/excessively dirty, in our best efforts to prepare your driveway/parking lot for sealcoat, the customer is soley responsible for thoroughly cleaning the entire driveway/parking lot prior to our arrival. We do charge extra (mobilization, labor & equipment costs) for this kind of cleaning if it is something we need to take care of. 
     
  • If you have multiple projects happening at your property, ex: landscaping, concrete, tree removal, etc. please inform us of this so we can schedule accordingly. It's ideal if we come in after all other projects are complete as the driveway or parking lot will not be useable for a minimum of 2-3 days.
     
  • We ask that you kindly keep in mind that inclement weather can and generally will play a factor in our scheduling of your asphalt maintenance project, all projects. Should the need to reschedule occur because of weather, please understand we sympathize with you about this and will do our best to accommodate both your schedule and ours when rescheduling.
     

Our expert experienced asphalt crews will:

 

  • Clean the asphalt using brooms, high-powered blowers, and edger/weed eaters.
     
  • Oil spots are pre-treated with a special treatment to help asphalt sealer adhere over motor oil, or other stained areas of the driveway.
     
  • A router is used to create a clean, dry reservoir so cracks can be evenly filled with hot asphalt sealer to protect against moisture infiltration.
     
  • Cracks will be heat-lanced, debris cleaned out and hot crack filled with asphalt sealer.
     
  • Quality asphalt emulsion sealer will be applied.
     
  • Before our expert asphalt maintenance crews leave, they will put up caution tape across the end of your driveway or parking lot to prevent anyone from driving on your freshly sealed driveway/parking lot. This can be taken down only when the asphalt sealer is completely dry; approximate in 24-48 hrs. Longer may be necessary if weather is cooler or the area sealed is shaded or tree covered.
